Ask a lender about financing options, estimated cash to close and preapproval conditions. Get property-specific tax information and insurance quotes. Share financial documents through your lender’s secure process, not a general website form.

03 / Working together

Understand representation before touring.

Discuss services, scope, duration, compensation and how the agreement can end. For agents subject to the applicable NAR MLS practice rules, a written buyer agreement is required before touring with a buyer they are working with. Compensation is negotiable and is not set by law. Ask what you would owe if seller contributions do not cover the agreed amount.

Discuss inspections and specialist follow-up for the actual property. Confirm any planned rental, addition or home business with the relevant municipality rather than assuming it is permitted.

Local property checks and resources

Review flood mapping, available property history and insurance options with appropriate professionals. Check the address through Pennsylvania DEP’s mine-subsidence resources, and discuss radon testing when planning inspections. These are property-specific investigations, not conclusions about every home in a community.

05 / Make an informed offer

Look at the terms together.

Review price, deposit, financing, inspection provisions, included items, deadlines and settlement. Ask what happens if inspections identify concerns, financing changes or an appraisal differs from the contract price.

After your offer is accepted

After acceptance, keep a calendar of your actual contractual deadlines. Arrange inspections and insurance promptly, respond to lender requests and discuss significant financial changes with your lender before making them.

06 / Prepare to move

A clear closing checklist.

  • Confirm the final walkthrough and agreed repairs.
  • Verify funds and wiring instructions through a trusted phone number.
  • Arrange utilities and confirm possession timing.
Review your Closing Disclosure

For most covered mortgage loans, you must receive the Closing Disclosure at least three business days before closing. Compare it with your Loan Estimate and ask the lender or settlement provider about differences. CFPB Closing Disclosure guidance.
